All of the new water pipes will be installed in the walls and ceilings eliminating all of the under slab water piping. The new water piping will be installed using a WirsboPex pipe. The new water stub outs for the new shut off valves are to be installed using copper pipes. This estimate includes three new Moen posi-temp single handle shower valves with chrome trim. This estimate includes all new water piping to the kitchen sink, showers, lavatory sinks, toilets, washing machine, ice maker, water heater and hose bibs. This estimate also includes a new whole house water shut off valve and pressure regulator valve. Installed a new 40 gallon Bradford White natural gas water heater located in the garage as needed. This includes the new water heater, gas flex, sediment trap, safety pan, earthquake straps and disposal of the existing water heater. Installed a new homeowner supplied Glacier Bay kitchen sink faucet as a courtesy to the homeowner. Plumber also found 2 existing old style gate valves and a hose bib that plumber recommended to replace due to old age and not being able to attach a gauge to check water pressure. Plumber cut out and removed existing main water service to home and irrigation. Plumber supplied and soldered in a new 34 inch 14 turn ball style shut off valve, pressure regulator, and hose bib. Plumber also supplied and installed a new 34 inch threaded shut off valve for irrigation. Plumber installed new items using new 34 inch copper piping and fittings. Plumber reconnected irrigation line using new 34 inch PVC piping and fittings.

Plumber will have to cut drywall to access pipes in ceiling. Once leak has been found a price for repair can be given. Drywall repair is not included. Cut out damaged section of 12” copper pipe and replace 90.

R&R recommends performing a leak detection in order to pin point and locate leak Upon completing leak detection R&R exposed compromised line feeding kitchen and master bathroom. R&R will eliminate bursted line and re route new hot water supply line.

After performing electronic leak detection, it was determined that the leak underneath the slab of the house in the kitchen is coming from the 34 hot feed in the kitchen island to the wall behind the cabinets in the dining room area that feeds the master bathroom. The plumber will have to reroute the pipe from the dining room area, through the ceiling and down the wall behind the water heater.

Plumber ceased flow of water going to residents. Plumber removed damaged drywall to determine where water was coming from. Plumber found damaged 34 copper fitting and pipe leaking behind shower. Plumber removed damaged section of copper and installed new section in its place. Once complete plumber returned flow of water back to residents and checked all connections made to ensure no leaks upon completion.

A small section of drywall located behind the master bathroom tubshower valve has been opened up before I arrived. The tenant attempted to stop this leak by using a very sticky and hard to remove flex tape. This is wrapped around at least two fittings and a small section of 12” water pipe.

The plumber noticed dark spot on the ceiling in the kitchen and below the master shower drain. The plumber did a moisture check to find the area dry.
